How OTA Fees Actually Work

Airbnb and Booking.com operate differently, but both take a meaningful cut from every transaction. It's worth understanding the mechanics rather than just accepting "OTAs charge fees" as a vague warning.

Airbnb: Host-Only Fee (Current Model)

Airbnb has largely shifted to a host-only pricing model, where the platform takes roughly 15% from the host's payout. Guests see the base nightly rate without a separate service fee added at checkout — but that 15% still has to come from somewhere, so it gets baked into the rate hosts set. On some bookings, a smaller guest-side fee still appears (varies by listing type and market). The end result either way: the listed price includes the platform's cut.

Commission rates change — these are typical 2025–2026 ranges based on Airbnb's published host documentation. The exact amount depends on listing type and location, and there's no way to see the breakdown on the guest side.

Booking.com: 15–25% from the Property

Booking.com doesn't add a visible fee at guest checkout. Instead, it charges the property — for independent guesthouses like mine, that commission runs 15–25% of the booking value (commission rates change; these are typical 2025–2026 ranges for small properties). No guest fee line item, but the commission still gets priced into what you see. Which is why my Booking.com rate for the same room on the same dates is higher than what I can offer directly.

Both platforms have real reach and fill rooms that might otherwise sit empty — that's why properties use them. The issue isn't the platforms themselves; it's that once you've already found a property and decided you want to stay there, you're paying for a service you no longer need.

Host-Cooked Breakfast — If You Ask

Free Covered Scooter Parking

Renting a scooter is the obvious way to get around Phu Quoc — rentals run 100,000–180,000 VND/day from a dozen shops within 600 m of the homestay. What OTA listings don't tell you: there's covered parking right outside the front gate at 16 Nguyen Du, free for guests. No hauling a scooter through the alley. No overnight street parking stress. Small thing, but I've had guests mention it specifically in reviews because it solved a real daily annoyance.

Flexible Check-In When It's Possible

Standard check-in on booking platforms is 2 PM. That's what the system shows. In practice, if you land on an early flight from Ho Chi Minh City or Hanoi — most of which arrive before noon — and there's no guest in your room, I'll let you drop your bags and freshen up immediately. I can only arrange this when we're talking directly, because by the time I get an OTA message about early check-in, it's often already 11 AM and I'm in the middle of other tasks. How to Book Sabrina Homestay Directly

Two options. Pick whichever feels easier.

WhatsApp (Fastest)

Message +84 948 523 139 with your arrival date, departure date, and number of guests. That's all I need to check availability and send a rate. I'm usually online between 7 AM and 9 PM Vietnam time (ICT, UTC+7). Overnight messages — from guests in Europe or the Americas — get answered when I'm up. Don't send a long inquiry with seventeen questions first. Just ask about dates. Everything else follows from there.

Email (If You Prefer a Paper Trail)

Write to [email protected]. Same information needed: dates and guest count. Email takes a little longer than WhatsApp — same-day reply is standard, not always within the hour. If you're booking more than two months out, email is fine. For anything under three weeks, WhatsApp is more reliable.

Payment is by bank transfer (deposit to confirm the booking) with the balance paid in cash at check-in. I send full bank details with the booking confirmation — VietcomBank account under the registered business name. If you've never done a bank transfer to Vietnam before, it's genuinely simple and takes about three minutes from most international banking apps. When an OTA Still Makes Sense
